Traditional property investments often require a significant upfront capital investment for a down payment, which can be tens of thousands of dollars. Many individuals in the 25-40 age group are burdened by student loans, rising living costs, or limited savings, making it difficult to gather the necessary funds.
Investing with ADU property allows individuals to start with fractional ownership and lower capital requirements. By fractionalizing real estate, investors can buy into properties with smaller amounts, breaking down the barrier of high initial costs while still benefiting from property appreciation and rental income.
Stringent lending criteria, including high credit score requirements, proof of consistent income, and debt-to-income ratio limits, can prevent many young professionals or entrepreneurs from securing loans for property investment.
ADU property tokenization eliminates the need for traditional financing. Investors don’t need to take out a loan or mortgage, they can simply purchase tokens representing a share of the property. This opens the door to property investment without relying on bank approval.
The traditional way of making a profit from investing in property is to lease the property for rental income and then wait, 2 years, 5 years or 10 years, for your property to increase in value.
But not any more. With ADU property, investors share in both the rental income and property appreciation, PLUS a share of any profit made due to the difference in price in the build cost of the new ADU and the main house.
On top of this, the investor earns a 4th type of income, which comes from the potential appreciation in the price of the Tokens.
We have Tokenized our portfolio of our luxury Single Family Homes & ADUs.. Each fraction will be sold for $100, thus providing a vehicle for all property investors to enjoy above average returns. This is achieved via a process known as Tokenization.
Token-holders will benefit from 4 separate income streams:
1. All token-holders receive a share of the rental income, equal to the percentage of tokens held divided by the total number of tokens issued.
2. All token-holders receive a share of the profit generated from the sale of any property held in the portfolio, equal to the percentage of tokens held divided by the total number of tokens issued.
3. As we add new properties to the portfolio the demand for the tokens increases, this, along with the payment structure and strategic token burning, helps ensure the tokens will increase in value. This price appreciation, provides our token-holders with their 3rd income stream.
4. The extra profit made when we sell the SFH that has a new ADU in the backyard.

The tokens are listed on a DeFi token exchange, providing the token-holder with the flexibility to exit their investment instantly.
It all begins by locating the right luxury Single Family Home in the right neighbourhood
Then we add the luxury Additional Dwelling Unit
Once the new ADU is in place, we arrange for it to be leased
Approximately 9 months after leasing, the Main House and the ADU go on the market for sale.
